Iincome property in the country offered for sale at real bargain price …
most likely the cheapest operating gas station in Ontario and with LCBO license
and short walk to North Channel of Lake Huron …. world class sailing …

Gas station with 2 pumps, variety store with LCBO license and 4 bedroom owner`s accommodation on upper level.
Exact location at http://goo.gl/maps/y7YdZ
On 0.75 acres lot in walking distance to the river flowing into Lake Huron.
The property is being sold as is where is. The owner has to sell quick because of health issues.

Income:
2009 Gross sales $466,937 Gross income $95,121
2010 Gross sales $444,433 Gross income $85,445

LCBO license is not transferable, you need to apply for your own, but this location has been licensed for years
so you should have no problem to get your own license as long as you have no criminal record and relatively good credit record.
Environmental assessment report for gas pumps is being done every 2 years, the owner is just getting it done now.

Asking price $225,000 REDUCED from $275,000 and $350,000 last year

* U.S. retail sales beat forecasts in July
* Stop Logic triggered, gold market functioned properly-CME
* South African supply fears underpin platinum group metals
* Coming up: Filings by hedge funds, money managers later
Tuesday

(Adds details, updates market activity)
By Frank Tang
NEW YORK, Aug 14 (Reuters) – Gold slid on Tuesday as healthy
U.S. retail sales data prompted bullion investors to scale back
their bets based on expectations of an imminent stimulus from
the Federal Reserve.
Platinum group metal prices, meanwhile, rose on supply
worries due to a work stoppage at one of the top platinum
producers in South Africa. Better economic sentiment on the
retail data also boosted buying in PGMs, used by the auto
industry.
Bullion dropped as much as 1 percent after data showed U.S.
retail sales rose in July for the first time in four months.
Demand climbed broadly for everything from cars to electronics,
a sign consumers could drive faster economic growth in the third
quarter.
“Better economic figures may make the Fed postpone or do
away with additional stimulus,” said George Gero, vice president
of RBC Capital Markets.
A failed to decisively break above $1,625 prompted traders
to elect stop-loss orders at prices below support the $1,600,
Gero said.
Spot gold was down 0.7 percent at $1,599 an ounce by
3:15 p.m. EDT (1915 GMT), having hit a low at $1,594.10.
U.S. COMEX gold futures for December delivery settled
down $10.20 an ounce at $1,602.40.
Silver was off 1 cent at $27.78 an ounce.
Trading volume was estimated at around 115,000 lots, about
30 percent below its 30-day average, preliminary Reuters data
showed.
Some traders said turnover was unusually high in the minutes
immediately after the release of the U.S. retail sales data, as
gold prices had dropped around $20 when the euro also tumbled.
(Gold tracks euro’s tumble: r.reuters.com/hyp99s)
A CME spokesman said that the Stop Logic functionality was
triggered in gold futures at 8:42 a.m. EDT and that the gold
market functioned properly and no trades were cancelled.
Stop Logic introduces a momentary pause in trading to
prevent excessive price movements from cascading stop price
orders.
Positive signals on the U.S. economy could cut the chances
of another round of gold-friendly stimulus measures such as
quantitative easing — printing money to buy bonds. Expectations
of such measures have supported prices in recent months.
“Whether the U.S. retail numbers diminish the chance of QE3
could be the short-term focus now, and has the potential to
create a bit of headwind,” said Ole Hansen, vice president at
Saxo Bank.
Most Wall Street economists still expect the Fed to do more
to stimulate growth this year, with the majority looking for
action as soon as September following an annual meeting of
economists and central bankers in Jackson Hole, Wyoming on Aug.
31.
Investors now await U.S. regulatory filings by hedge funds
and other big money managers which will show their gold
investment holdings by the end of the second quarter.

    SUPPLY CONCERNS BOOST PLATINUM
Platinum group metals outperformed gold after the world’s
third-largest platinum producer, Lonmin , shut
its South African operations following violence caused by a feud
between rival unions. Nine people were killed at its main mine.
South Africa produces about three-quarters of the world’s
platinum.
Platinum rose 1 percent to $1,393.24 an ounce and
spot palladium gained 0.9 percent to $574.72 an ounce.
Platinum’s unusual discount to gold held above $200 an ounce
as demand worries continued. Platinum is down nearly 1 percent
this month and off almost 20 percent from a February high.

US Dollar and S&P500 Index

The charts below show clearly just how far the once mighty US Dollar has fallen. Until 1933, people carried gold coins in their pockets, and paper bills were exchangable for gold and silver coins at any bank. Prices were remarkably stable, and had been for a hundred years or more, except for periods of war or other calamities. In 1933, US citizen’s gold was confiscated by the government, the dollar was devalued by 41%, and we entered a period in which the treasury attempted to hold the value of the dollar at 1/35 of an ounce of gold.

As you can see, this was largely successful until the late 1960s, when so much gold was required to buy up all the dollars foreign countries were selling that the US government simply gave up, and “closed the gold window” in 1971. The value of the dollar collapsed over the next 10 years, hitting bottom in 1980. By paying high rates of interest and reducing taxes, the dollar slowly recovered some of it’s value over the next 20 years, but expansive money policy in the 1990s eventually caught up with the dollar in 1999.

Since 1999, the dollar has fallen in value from about 123 mg of gold to less than 21 mg today – a drop of more than 80%. Overall, from 1900 to 2010, the dollar fell from 1500 mg to 25 mg, losing over 98% of it’s purchasing power. Penny candy now costs 50 cents. The “Five and Dime” is now the Dollar Store.

The future, however, looks even bleaker. Recent comments from the Federal Reserve indicate that near-zero interest rates and “quantitative easing” (Fed-speak for money printing) can be expected to continue “for an extended period”.

The US Dollar since 1787:

S&P 500
US Stocks reached their peak in 1999, and have clearly been in a bear market since 2001. From a high of 168 grams, they have fallen to the 20-25 level, a drop of 85%.

Since the bottom in March of 2009, prices have risen strongly when measured in dollars, seen by many as proof that the recession is over and recovery has begun to take hold. Yet when priced in gold, we see that all of the “robust recovery” was the result of more dollar debasement, as trillions of dollars created by the Fed’s “quantitative easing” and bailout programs flood into the market. In reality (aka priced in gold), stock prices remained fairly flat from 2009 until July of 2011, when they began falling to about 15% below their 2009 lows. Since mid August 2011, stocks have been working their way higher, ending 2011 9.4% above the 2009 low, but still down 10.4% for the year.

In Q1 of 2012, the S&P 500 stocks continued to rally, rising about 6% to put them 16% above the 2009 low, but still 50% below their 2008 high.

Over the period from 1880 to 2012Q1, the average price of the S&P is 29.4 grams, and the median price is 14.8 grams. Recent prices around 25 are in this region.

Calculating Shiller’s PE10 (also known as the CAPE), a Price/Earnings ratio using 10 years of inflation-adjusted trailing earnings, but deflating by the price of gold rather than by the government jiggered CPI, suggests that stocks today are quite cheap by historical standards. From 1880 to 2012Q1 the average PE10 is 16.5, and the median is 15. As of March 2012, the PE10 is 9.2, closer to the all-time low of 2.1 (in Jan 1980) than to the all-time high of 66 (in Jul 1999).

Will stock prices continue their decline of the last decade, or have they turned the corner, presenting the best buying opportunity since the 1980s?

The market has returned to prices below 10 grams many times in the past, and I suspect it will do so again before it makes new highs. It first broke above 10 around 1900. The next extended spell below 10 started in 1932 and lasted until 1943. 1974 to 1982 marked the next era of low prices, including a huge bear-market rally before hitting the deepest lows of the entire series.

If this cyclical pattern holds, we can expect a new low spell to start 31 (plus or minus 1) years after 1982, so between 2012 and 2014. And then, we might expect it to take another 8-10 years before sustained growth in real prices resumes. Unless you are investing on a time horizon of more than 20 years, a “buy and hold the market” strategy will not serve you well.

Other strategies? You can trade the rallies and declines, pick selected stocks and other investments that are growing, or simply stand aside in gold – the best form of cash – until the next mega-bull market asserts itself. The key to investment success is to track the true value of your investments in gold, not in government manipulated currency units.

Charles Vollum has been involved with computer technology for 35 years. After studying mathematics and computer science at Reed College, he pursued a successful career as a software developer before starting his own computer company, Cogent Research, Inc., to develop and manufacture parallel desktop supercomputers in 1986. Selling and servicing these computers took him all over the world, and allowed him to see first hand the effects of many currencies and monetary regimes. After selling Cogent Research in 1992, Charles embarked on a new adventure – sailing a 27 foot sailboat singlehanded across the Pacific from North America to New Zealand, visiting many South Pacific Island nations and learning more about the world’s money systems.

An active investor in gold and silver since 1980, Charles slowly began to realize the importance of having a standard of value not tied to any country’s currency and monetary policyâ that in fact, rising and falling ‘gold prices’ were really more accurately viewed as falling and rising ‘currency prices’, measured against the relative stability of gold. This insight led to the creation of the Priced in Gold website in 2007.

In addition to his work on gold pricing and investment, Charles is an avid photographer, sailor, ham radio operator, and home-schooling parent. He lives in Hillsboro, Oregon with his wife, TC, a jeweler, wood doll carver, adventuress and their two incredible kids, JJ and Tom.
